Vantage Point Building Construction Plans Make Way to City Council

Planning commission recommended a conditional zoning certificate and final site plan approval of two buildings to City Council

Final site plans and a conditional use permit for two new buildings now await the final approval of City Council after they were recommended by the planning commission Monday night.

The Vantage Point Corporate Group plans to build new office space on its property at 2181 East Aurora Road. The site is currently zoned as industrial, but the conditional use will allow different types of businesses to move in once they are built. The existing building on the property houses Envision Pharmaceutical Services.

Planning commission recommended the final site plan, only if the conditional zoning certificate was approved by City Council, land bank parking was constructed, and trees were added to the west of the property.

Ward 2 Councilman Bob McDermott, who resides over planning commission, said this was part of the original plan that is coming to fruition.

"It took them a while to get to it," McDermott said. "I'm happy to see additional businesses move into the city."

At the public hearing Monday night Bruce Robinson, a representative for the project, didn’t give full details of the building plans, but did answer questions the planning commission raised at its last meeting, such as submitting plans for a stormwater drain for approval by the engineer and Summit Soil and Water and a final landscape plan.

“We do believe we’ve resubmitted and complied with all of the necessary code issues of the site,” Robinson said.

Only one resident attended the meaning, concerned about water runoff onto his property and what kind of privacy he would have, as his property would be right next to the parking lot.

Robinson assured him they would address both issues.

They will develop a swale between the building and the property line, controlling any water leaving the site and heading to the west, along with an infiltration trench, he said.

Robinson also agreed to add three evergreen trees, as suggested by the planning commission, to help maintain a level of privacy.

“I think that (trees) would go a great way in helping to take care of that,” Cohen said. “I think that would be much appreciated by the resident.

Kent State Update

Several issues about the Kent State property were discussed and will all be dealt with at the next planning commission meeting on April 25.

In that meeting they will discuss and review the final site plan, the approval of the business area, plan, and the dedication plan for Creekside Drive.
