Skilled listing agents are posting 15-25 photos of their properties online, and are competition for your home. Homebuyers may have limited time to preview houses, so the more clear and concise photos your Realtor can post, the odds increase that your home will be one they absolutely have to preview.
3. Correct Condition
Nothing is more frustating for the homebuyer than to preview a home and find unexpected disclosures. Home sellers should disclose those conditions up front, which will maximize odds of finding the right buyer willing to take on the challenge.
4. Showing Etiquette
The "Number 1" objection from homebuyers is the seller who insists on accompanying the homebuyer and agent on the showing! Home sellers are well intentioned, but home buyers want to feel free to discuss every detail of the home with their agent ALONE!!
5. Odd Showings
Every agent has experienced outlandish showing circumstances, probably enough to fill another blog. Dogs, dog droppings, underwear left on bathroom floors, sleeping children, sick folks in bed, children following along, eating and cooking food, just to name a few uneasy situations. Homebuyers have so much to absorb in the showing, offering, financing, inspecting, closing process, that home sellers should absent themselves and their pets, and strive for the staged and pristine appearance for every showing.
