7 unusual ideas to sell your home faster and for more money!!

My last item offered some tips for homebuyers.  Now here are some novel ideas that should set you apart from the competition.  The real estate market is in a definite upswing, and so are the number of prospects who are buying, while the interest rates are so low and the bargains are to be had. 

 The obvious rules to selling your home faster and for more money apply ie: aggressive pricing, impeccable condition, curb appeal and fabulous photos, but here are a couple of suggestions to stand out from the pack.

1. Billboard Advertising 

One month of seeing your home on the SR 480 bridge to SR77 towards downtown Cleveland, SR 271 from SR 2 north or SR 77 towards downtown Cleveland should be a huge success!  Surprisingly the cost should range anywhere from $300-500!!

2. Car Wraps

Either have your Realtor wrap your car in a picture of your home or have the Realtor's car wrapped.  Have you seen this anywhere else?  Again, not an unreasonable dollar amount through a car detailer. 

3. Upfront Incentives

Offer a free day at the spa for the selling Realtor, FREE lawn maintanence for a year, FREE snow removal for a year, FREE condo maintanence fees for a year or prepaid closing costs to the buyer!

4. Virtual Staging

Should you have already moved on to your new location and the house is empty, hire an IT person to use photo technology, to place clean and fresh furnishings in the house photos. 

5. Bring in Reinforcements

Bury a statue of St. Joseph head down on the west side of the home.  I have often heard that a successful seller has done this, unearthed the statue and passed it along to another new seller, seeking the same results!

6. Fengshui

Search for an expert on Real Estate and Fengshui in your area. The entry to a home, the aura one feels upon entering a home, the innate energy in every home leaves a lasting impression on every buyer.  All sellers will want to put their best foot forward and seeking out assistance, can make this an enjoyable event in the homeselling process.

7. Dress for the Open House

 Should your Realtor offer to hold your property open on a holiday weekend, ie: Fourth of July, Memorial Day, Halloween, what a difference it would make if your Realtor dressed in character for that particular holiday! 

The whole point of these suggestions is to stand out and be noticed!! With the pent up demand for housing and the inventory increasing, a good Realtor will give you the pricing parameters for your community and many great ideas to make the selling procedure shorter and more profitable!!
